Project features
Hayes Village is located in the West End of London. Hayes Hillingdon, where the project is situated, is one of the largest green areas in London.
The project is the former site of the century-old Nestle factory, where history and prosperity mix, adjacent to the canal GRAND UNION, surrounded by large-scale green space.


Hayes is home to three major business parks, Stockley Business Park, Uxbridge Business Park and Heathrow Airport, with tens of thousands of people in employment.
Project recommendation
The development will provide 1,500 new homes, a new canal-side area and extensive new green space. There will be a walking trail, a 200 metre running track and extensive new green space. Bicycle storage and car parking will also be provided within the project, with plans for proposed facilities including a café, canoe club, gym and residents' activity area.

There are seven primary schools and six secondary schools rated Outstanding by Ofsted within the catchment area from Hayes Bayview Court.

From 2022, Hayes & Harlington's Crossrail station will be operational, making the area a faster commute than many Zone 2 stations.
